Delhi RERA project check

Checking a Delhi project starts with the right jurisdiction.

A Delhi RERA project check concerns a project registered with the authority for the National Capital Territory of Delhi. Delhi NCR is a wider geographic description: a project marketed to Delhi buyers may be located under another state's authority. Confirm the project's location and registration before starting your check.

Delhi coverage does not mean all of NCR

Look at the actual project location and registration certificate. A promoter's Delhi office, or a sales brochure mentioning NCR, does not establish that the project's registration belongs to Delhi.

ReraDekho currently supports Delhi, Maharashtra and Karnataka registrations. Its Delhi selection does not add Haryana or Uttar Pradesh coverage. If a shortlisted property is in Gurugram or Noida, first identify its applicable authority rather than selecting Delhi simply because it is in NCR.

  • Check the location of the project, not only the developer's office
  • Match the authority named on the registration
  • Distinguish the registered phase from the wider marketed development

Match the offered property to the Delhi record

Search using the project name, builder or registration number, then compare the result's identity with the offered property. Keep the promoter's legal name and the phase details with the registration number.

If a name is abbreviated or the available identity is unclear, ask the developer for the registration and applicable project documents. Do not select a similar search result solely to obtain a score: the analysis needs to relate to the property you are actually considering.

Ask which documents support the sales offer

Identify the current plan, relevant approval and agreement terms for the offered unit. Compare each claim with the scope and date of the supporting document. For a completion or occupancy claim, ask which applicable record supports it.

Some documents may not be available in the reviewed material. ReraDekho labels that uncertainty and uses the available evidence to prepare follow-up questions. Missing evidence is a reason to seek clarification, not a conclusion about the project's legality.

  • Which registration and approved scope cover this unit?
  • Which document supports the promised possession timeline?
  • Are the agreement's payment and possession terms consistent with the offer?
  • Can the developer provide the current document for an unverified claim?

Useful answers before you start

Does your Delhi search include Noida and Gurugram?

No. Delhi coverage is for Delhi registrations. ReraDekho currently supports Maharashtra, Karnataka and Delhi; it does not currently add Uttar Pradesh or Haryana registrations through the Delhi option.

What if I cannot find the project?

Confirm the authority, spelling, registration number and phase with the developer. If no matching record is available in search, do not substitute another project; contact ReraDekho with the query for assistance.

Is ReraDekho part of Delhi RERA?

No. ReraDekho provides independent project analysis. Official records, registration and regulatory services remain with the relevant authority.
